PUD Ordinance -SunQuest Office Park #11 of 1984

CASCADE CHARTER TOWNSHIP

ORDINANCE NO. 11 - 1984

An Ordinance to amend the Cascade Charter Township Zoning Ordinance
and Land Use Map, to approve and establish the SunQuest Development PUD
project.

THE CASCADE CHARTER TOWNSHIP BOARD ORDAINS:

1. That the application of SunQuest Development for Planned Unit
Development as recommended by the Township Planning Commission on October 1, 1984, be and the same is hereby approved and Land Use Map and Township Zoning Ordinance are hereby amended so as to incorporate said Planning Commission recommendation.

2. Legal description of said Planned Unit Development includes:

41-19-07-376-020
41-19-07-376-012
(part of 41-19-07-376-023)
T6N, R10W, Cascade Charter Township.

3. That these conditions are hereby approved, with respect to
the Planned Unit Development:

1.) Two (2) industrial buildings - 60,000 square feet each.
2.) Four (4) office buildings - 30,000 square feet, 15,000 per
story, that one hundred twenty thousand (120,000) square feet, placed
as submitted with the final Planned Unit Development plan.
3.) That the developer submit individual site plans for each phase
of the project.
4.) That two (2) business signs and six (6) identifying signs be
permitted, as filed with the final Planned Unit Development plan.
5.) That the Starr Street extension is paved by the summer of 1985.
(extension of Starr Street to office portion of the project be completed by
Phase II of the office construction).
6.) No retail uses, only light manufacturing, warehouse, and
offices to be allowed.
7.) As buildings are completed, landscaping for each building to be
complete within six (6) months of construction of each phase.
8.) Developer required to submit Drain Commissioner's approval prior
to construction.
9.) Subject to approved site plan, Case #304.

4. This Ordinance shall take effect immediately upon adoption.
The foregoing Ordinance was offered by Board Member Burlingham, supported
by Board Member Lewis. The vote was as follows:
Yeas: Members Burlingham, Carpenter, Champion, Ellinger, Hansen,
Henning, Lewis
Nays: None
Absent: None
Ordinance declared adopted.
